Do I have to put solar panels on my roof?

Reinforcement or an alternative mounting may be needed to avoid safety issues.

How long does installation take?

Once the permits and the utility connection are in place, the actual installation only takes a couple of days. The design, permit process, and inspections can take a few weeks, maybe longer, depending on your local government’s processes.

Solar panels rated for residential use can last 30 years or more. The inverter, which converts solar energy into electricity, may need replacement between 10 and 15 years.   • EVs come with a Level 1 charger to plug into a 120V outlet. Level 1 chargers can take a long time to charge. Consider upgrading to a Level 2 charger.

Will a solar system improve property values?

Various real estate reports state that a well-maintained solar system can increase property values by an average 6.9%. Homes in high-demand regions, like California, can see values increase by as much as 10%. The newer the solar system, the higher the percentage.

Do I need HOA approval?

California HOAs cannot ban solar panels, but do need to review and approve the plans. They have 45 days to approve code-compliant plans.

Many HOAs have financial maintenance and replacement obligations for commonly shared properties, such as a roof on a multiple-unit building, or a common-shared open area. However, as long as the roof is in good condition, this might be a reason to deny or delay a solar installation project.

The best thing to do is review the HOA guidelines and make sure your plans are compliant. They cannot lawfully stop your project for arbitrary aesthetic reasons, but they may be able to delay it for structural issues.
